The short answer
What software do general contractors and home builders use?
General contractors need project scheduling by phase, change orders the owner signs, a budget compared with actual costs, subcontractor paperwork and daily logs. ServFlo Projects covers each of these, plus selections against allowances, progress billing and a project page in the customer portal, and the crew uses the ServFlo Tech app offline. Projects are on Grow ($249 a month) and up, and technicians are unlimited on every plan.

Common headaches in general contractor & home builder
One change and the schedule falls apart
When framing runs late, every phase after it has to move, and the crews and subs need to know by tomorrow morning.
Change orders agreed on site, never signed
The owner says yes to an extra window in the driveway. Two months later, nobody agrees on what it cost.
No idea of the margin until the job is done
Labor, lumber and sub bills come in from everywhere, so the real profit shows up only after the final invoice.
How ServFlo helps
Built around the way general contractor & home builder work gets done
Phases on a timeline, crews on the board
Start a project from a template such as new home, room addition or deck build. Drag a phase and the ones after it move too. Each phase with a crew puts its days on the dispatch board.
Projects for contractorsChange orders and selections, signed online
Send a change order and the owner approves and signs on a link or in the portal. Selections against an allowance turn an upgrade into a change order, and the contract, budget and billing follow.
Projects for contractorsBudget vs actual and subcontractors
Track labor, materials, subcontractors and equipment against the budget, with the projected margin. Keep each sub's insurance, license and W-9 dates, bids, bills, payments and lien waivers.
Projects for contractorsDaily logs and progress for the owner
The crew fills in the daily log from the ServFlo Tech app with the weather filled in, who was on site and photos. Share the logs you choose on the project page in the customer portal.

What is the difference between a job and a project in ServFlo?
A project is a job that runs for weeks. It keeps everything a job has, such as visits, time, invoices, progress billing and photos, and adds phases, change orders, a budget, subcontractors, daily logs, selections and project files.
How do change orders work?
Write the change order with its price and the working days it adds, then send it. The owner approves by typing their name and can draw a signature. Once approved, the contract, budget, target end date and progress billing update, and an approved change order can't be edited.
Can I track subcontractor insurance and lien waivers?
Yes. Each sub has an insurance certificate, license and W-9 with expiry dates, and ServFlo warns you before you put a sub with expired papers on a phase. Record bids, bills and payments and attach the lien waiver to each payment. ServFlo never sends money to a sub.
Can subcontractors see the schedule without seeing my prices?
Yes. A view-only link shows a sub the project address, their phases and dates, and the files you shared with subs. They never see prices or your customer's details, and you can turn the link off at any time.
Does the crew need signal to fill in daily logs?
No. In the ServFlo Tech app the crew sees their projects, clocks time to a phase, fills in the daily log with photos and starts change orders. Work done without signal is sent when the phone is back online.
Which plan includes projects?
Projects are included on Grow ($249 a month) and Pro ($449 a month). Office users are counted by plan, and crew members on the technician app are unlimited.
