Can homeowners sign change orders online?

Yes. Send a change order and the customer gets a text and email with a link, and sees it in their customer portal. They approve by typing their name and checking I agree, and can draw a signature. If they say yes in person, record the approval and they can sign on your screen.

How does budget vs actual work on a remodel?

Each project has a budget by category: labor, materials, subcontractors, equipment and other. Actual costs come from time on the job times each person's labor cost, materials used or received on purchase orders, sub bills and expenses. ServFlo shows the projected margin, and only owners and admins see costs.

Can I track subcontractor insurance and licenses?

Yes. Keep each sub's insurance certificate, license and W-9 with numbers, expiry dates and a scan. ServFlo flags papers that expired or expire within 30 days and warns you when you put that sub on a phase. ServFlo never sends money to subs; you record the payments you made.

What does the homeowner see?

In your customer portal they see progress and the phases, change orders to approve, selections to make, invoices to pay, and the daily logs and files you chose to share. They never see your costs, budget, subcontractors or crew names.

Can I bill a project in progress payments?

Yes. Projects use ServFlo's progress invoicing: bill by milestone or percent complete, with retainage. Each approved change order becomes a new line on the contract, billed on its own or with the final invoice.
