ServFlo vs Spectora

A Spectora alternative that doesn't charge per inspector

Spectora prices each inspector and adds a per-inspection fee for Advanced. ServFlo's inspectors are unlimited, and reports come with scheduling, payments and the rest of the business.

The short version

Spectora is home inspection software built for inspectors, with report writing, an online scheduler, agent tools like the Repair Request Builder and many inspection partner integrations. ServFlo is field service software with inspection reports built in: InterNACHI-based templates, photo markup, agreements and release when paid and signed, with inspectors unlimited on every plan and reports on Grow or as a $39/mo add-on.

The short answer

Is there a Spectora alternative that doesn't charge per inspector?

Yes. ServFlo never counts inspectors: reports are included on Grow ($249 a month) and are a $39 add-on on Core, so Core with reports is $88 a month for any number of inspectors. Spectora is $109 a month plus $99 for each additional inspector, and Advanced adds $4 per inspection. Spectora has inspector-specific tools ServFlo does not, such as the Repair Request Builder for agents.

Why teams switch

Why choose ServFlo over Spectora

Add inspectors without a bigger bill

Spectora adds $99 a month for each inspector. ServFlo never counts inspectors: Core with the reports add-on is $88 a month for any number of them.

Reports open when you are paid

Release rules hold each report until the job is paid, the pre-inspection agreement is signed, or both. The client's link shows what is still needed, with a button to pay.

Write the report as you walk

Talk, type or send photos to the inspection assistant. It files your notes into the right items as proposals, and nothing changes until you accept.

Add services on the same job

Sewer scope, WDO, septic, pool and chimney starters sit next to the home inspection, and one visit can carry several reports, such as the main house and a guest cabin.

When Spectora may be the better fit

Spectora is the better fit for an inspector who relies on agent tools like the Repair Request Builder, Advanced's agent profiles and PaySplits, or partner integrations such as radon labs, call centers, HomeBinder and Repair Pricer. It is built only for inspectors, and a solo inspector who needs no website or extras may pay about the same on either.

Moving from Spectora

  1. 1

    Import your Spectora data

Export your customers, contacts, job sites and open invoices from Spectora as CSV or Excel, then export and upload your files to ServFlo under Other spreadsheet. It recognizes the columns it knows, AI maps the rest, and you see a preview before anything is saved. ServFlo has no ready-made Spectora format, so check the mapping. Undo is there for 7 days.

  2. 2

    Build your template

Start from the Home inspection (InterNACHI standards) starter, or upload your state standards or checklist as a PDF or Word file and review the template AI drafts from it line by line.

  3. 3

Set your agreement and release rules

Paste your pre-inspection agreement and choose when reports open: when paid, when signed, or both, and what agents see.

  4. 4

    Go live

Turn on online booking, your inspectors install the ServFlo app on iPhone or Android, and you cancel the old subscription when you are ready.

ServFlo vs Spectora questions

Something else on your mind? Ask us and a person will answer.

How much does Spectora cost per inspector?

Spectora's software is $109 a month, and each additional inspector is $99 a month ($1,090 and $999 a year on annual billing). The Advanced upgrade is $4 per published report. Support staff are free (checked November 2026).

Can ServFlo hold a report until the client pays and signs the agreement?

Yes. A release rule waits until the job is paid, the agreement is signed, or both, with an optional manual review. Until then the client's link shows what is still needed, with a button to pay online. Home inspections wait for both by default.

Does ServFlo have InterNACHI report templates?

Yes. Home inspectors start from the Home inspection (InterNACHI standards) starter template and can change anything in their copy. ServFlo can also draft a template from your state standards or a TREC-style form you upload, for you to review.

Can real estate agents see the inspection report in ServFlo?

Yes. Each agent gets their own link, and your release rule decides whether agents see the full report, the summary only or nothing. You can see who opened each link and revoke one at any time. ServFlo has no repair request builder for agents yet.

Does ServFlo work offline for inspections?

Yes. Reports can be written in the ServFlo app on the phone without signal, and inspection assistant notes and photos are turned into proposals when you're back online.
